Case Study: Oxfordshire Warehouse & Office Cladding Restoration Project

Updated: May 10

BROMOCO Network received a commission for a building based in Oxfordshire that needed to be restored. After a full survey by engineers, it was confirmed that the building was a commercial storage space with both office and warehouse. While the structure was still strong, the exterior of the building had deteriorated over time and was riddled with scars.

Preliminary investigations showed that the cladding condition wasn't promising.

During the engineer's initial visit to the building in Oxfordshire, a thorough examination revealed a multitude of issues stemming from environmental exposure of the cladding. One notable concern was the cladding's black color, which, while aesthetically pleasing, inadvertently exacerbated the building's deterioration. Black surfaces have a propensity to absorb high levels of UV and thermal energy throughout the day, intensifying the degradation process. This relentless energy absorption easily destroys the original short-term protective layer of cladding, leading to protection failure, accelerated fading, discolouration and reduced structural integrity.

Furthermore, the accumulated effects of prolonged UV exposure had compounded over time, resulting in visible signs of degradation such as surface deterioration. The presence of environmental contaminants such as bird droppings and stains further compounded the building's woes. These contaminants not only detracted from the cladding's visual appeal but also posed significant long-term risks to its structural integrity and longevity.

The engineers also noted the presence of scratches and abrasions, likely the result of years of exposure to harsh weather conditions and incidental contact during day-to-day warehouse operations.

In essence, the engineers' initial assessment highlighted the important interplay between environmental factors and the cladding's previously weak protective materials as contributing to the deterioration of the building's cladding. This speaks volumes about the fact that there is negligence in the maintenance of the building and a lack of proactive protection measures. Such neglect undermines the aesthetic appeal of the buildings and also poses a significant long-term risk of accelerated deterioration and loss of property value.

With the restoration work officially underway, experts conducted a comprehensive surface preparation, meticulously removing accumulated contaminants, stains, and debris that had marred the cladding's appearance and compromised its integrity. This preparatory phase involved the use of specialized cleaning agents ERW-BD and techniques tailored to the specific needs of the building's exterior.

The experts then precisely applied EVB-23309E Permanent Restoration Coating. This high-performance coating, with its crystal clear texture and built-in UV protection, not only restores the original colour and gloss of the cladding, but also protects it from the harmful effects of physical and chemical attack, UV radiation, heat and environmental pollutants during the warranty period. The construction process is carried out with meticulous attention to detail, with experts using advanced technology to achieve optimum results and maximise the service life of the protective coating.

Rethinking outdated methods:

The reliance on outdated protective coatings, such as wax-based and nanomaterial solutions, reflects a short-sighted approach to maintenance rather than consideration of long-term sustainability. The efficacy of these sacrificial coatings is fleeting and prone to rapid deterioration, highlighting an overlooked pitfall in building management.

Moreover, the engineers noted with concern the consequences of irresponsible maintenance practices, which had allowed environmental contaminants to accumulate unchecked, hastening the degradation of the cladding and compromising its structural integrity. The accumulation of bird droppings, stains, and debris served as poignant reminders of the importance of proactive maintenance and responsible stewardship in preserving architectural heritage and prolonging the lifespan of building materials.

The restoration process served not only to rejuvenate the building's exterior but also to prompt reflection on past shortcomings and inspire a renewed commitment to excellence in architectural maintenance and preservation. Through the application of advanced solutions such as EVB-23309E, BROMOCO Network's engineers demonstrated the transformative potential of innovation and expertise in revitalizing architectural treasures and ensuring their longevity for generations to come.
